How does an EICR work and what’s involved?

An EICR is similar in principle to a car MOT: the installation is inspected and tested, then any observations are given fault codes depending on severity. The inspection is focused on electrical safety issues, not simply whether the installation is old. Older wiring or equipment can still be satisfactory if it is safe, but anything dangerous or requiring improvement will be clearly coded and explained.

What do EICR fault codes mean?

EICR observations are given codes to show how serious they are. C1 means there is immediate danger and urgent action is needed. C2 means there is a potentially dangerous issue that needs remedial work. FI means further investigation is required because something could not be fully assessed. C3 means improvement is recommended, but it does not normally make the report unsatisfactory on its own. Nick will explain the codes clearly and advise what needs doing next.

How long does an EICR take?

It depends on the size of the property and how many circuits need to be tested. Power will usually need to be off for about 2–3 hours, but it can sometimes take longer on larger properties, older installations or where access/testing is more involved.

What gets tested and inspected?

An EICR covers the fixed wiring installation, including the consumer unit, circuits, earthing, bonding and a sample of accessories such as sockets, switches and fittings opened up for inspection. It does not cover portable items that are plugged in, such as appliances, lamps or extension leads.

How often does a rental property need an EICR?

Most rented homes need an EICR at least every five years, or sooner if the report recommends it.
